Given the development in the Cobbitty/Oran Park area, James from Site Visio and Stuart both identified a large rural property in Cobbitty that they saw great opportunity for the owner. They approached the owners with the idea of selling subject to a rezone.


As much as the owners could see the potential upside for them, they were in a position to take the time a sale like this may take. They came back and instructed us to sell the property “off market” for a nominated sale price.


We employed numerous consultants to create schemes and reports to add as much value as possible to the sale of the property. The property was put to a number of international as well as local institutions and investors. This created substantial interest from multiple parties.


An option was exercised with a buyer (a large Malaysian developer) who was proceeding through due diligence until a new regulation issued by the Foreign Investment Review Board (FIRB) scuttled that sale. A new buyer was found soon after at a straight sale for exactly what the vendors were asking for.


This sale at the time was a record sale for an acreage property in Cobbitty as well as the highest sale price in the area year to date.

We were invited to appraise this property for the vendors. We were the last of five agents to appraise. Given what the property offered due to its size and location, we developed a strategy to sell different to our competitors.


The property given the announcement of the M9 as well as it’s proximity to Oran park as well as other factors, was going to be suitable to owner occupiers, land bankers as well as developers. To meet the vendors needs for timing, Site Visio Director James Braddock, came in to assist in explaining the opportunity, as well as how we could maximise the vendor’s sale price.


This was done by showing buyers how the property could be potentially developed and subdivided to maximise their return I.E. large lot residential as well as a possible pathway utilising the State Environmental Planning Policy for Seniors (SEPP) 2004 to create an over 55’s lifestyle village.


Being able to add value through planning and schematics of the site, we adopted on Expression of Interest campaign with a deadline to pit all three buyers types together. The outcome was a sale nearly 10% above our initial appraisal as well as the vendor’s expectation. This created a record sale price per acre for Cobbitty.
